Firstly, whatever the reason is for selling your home you would like to get the best possible price and we are always happy to discuss this with you.
Step 1 – Have your property valued
So, it’s important to know exactly what your home is worth so we would recommend you book in a valuation with our team, either by completing your details by clicking here, visiting our contact us page, or even just giving us a quick call.
We will then arrange a suitable time with you to come visit your home and discuss the value of your home, fee’s and timescales.
Anything you feel adds value or the things you love about your home please feel free to inform us.
Any special requirement such as viewings at certain days and times we are happy to accommodate.
Step 2 – Signing your sales contract
If you are happy to now proceed we would issue you with our sales contract for you to read, sign and return back to us.
Step 3- Prepare your home to place on the market
First impressions do really count so we would ask you to have your home ready for photographs to be taken, along with floor plans and EPC (Energy Performance Certificate) if required.
Most buyers always like to see the front appearance of the property, we would always advice to make sure it’s all neat and tidy, if you have grass keep it cut, any weeds that need to be removed please do so, driveways swept and items like dust bins etc all in order.
It’s the same advice we would also give for your back garden it very important to make it presentable.
Internally again areas that may have clutter or items that will not look great in the photos please arrange to remove them, if you feel some diy is needed to certain areas and you are able to get them done this would be beneficial. It’s important to try and get as much natural light as possible so all blinds or curtains try and open them all up.
If you need more time then please inform us and we can re-arrange the photographer at a suitable date and time.
The best way to look at it is if you were looking at your own house in the photos what you would change that would make it look presentable and clean and things you wouldn’t want to see in the pictures.
Step 4 – Placing your property on the market

- Advertise your property on all national portals such as Right Move, Zoopla and our own website www.exceletproperty.com.
- Social media marketing using Instagram, Facebook etc
- E-brochure for prospective buyers with all details such as pictures, floor plan and EPC (Energy Performance Certificate).
- Email and call all prospective buyers currently registered on our database.
- For sale signboard for maximum exposure.
- For anything you feel you would like to add we can also accommodate.
Step 5 – Arranging viewings
Once your property is live we will be at the stage in arranging viewings, Excelet Property will accompany all viewings unless you prefer to show them around yourself.
We would request a set of keys so we can conduct viewings when you are out, but again if you prefer to be in on all viewings we can work with you.
As explained is Step 3 it is important to make your home presentable for the prospective buyers first impressions again are vital access to all areas should be made available.
We always try and not to rush any viewings we wouldn’t like the buyer to feel uncomfortable and enable them to take notes on anything they would like to know.
Once viewings are conducted we would follow up with every viewing for feedback and discuss this with you. This is an important factor as you will know exactly the positives and negatives the viewers see, any improvements we feel that could help we would try and discuss this with you.
Step 6 – Receiving Offers
Once we have received offers we will present them to you and negotiate between yourselves and the buyer. Most important part of this process is to go with the right offer it’s not always the case let’s just go with the highest offer. The reason for this is even though it may be the highest offer the buyer may not be in a better position then the offer slightly lower, we would look at factors such as are they chain free? Do they have a mortgage in principle can they work towards your preferred completion date?
We will work with you at this stage and come to a decision that is best for all parties, we will also review the market in general and see if how the offer lies with similar sales so you can achieve the best possible price with the best buyer.
Step 7 – Offer Accepted
This is an exciting stage for all parties now, once the offer has been accepted both parties will instruct solicitors, we are happy to assist at this stage if you require any recommendations. After obtaining both sets of solicitors details we will send out a memorandum of sale to all parties that are involved, so solicitors can start liaising.
The property will now be tagged as under offer (subject to contract) and we will be in frequent contact with both sets of solicitors.
Step 8 – Surveys, Conveyancing and enquires
The conveyancing will now be under way and the buyers will have a survey carried out on instruction from their mortgage lender, we will inform you of the date requested and work with you if this is suitable, an appointment will be booked.
If all goes to plan and the survey report suggests the property is worth the amount the sale was agreed the banks will agree to lend the amount requested by the buyer.
If anything has been flagged up there may be further surveys the buyer may request to be carried out, if issues continue to arise then we will liaise with you to try and rectify the issue and work out the best possible way to continue with the sale.
Once the buyer is satisfied with the report a draft contract will be sent where normally the buyer’s solicitor may come back with enquiries and local searches are conducted, please note on leasehold properties the process will take slightly longer as third parties will be involved and management packs from building management companies will be requested.
Once all related information has been received by the buyer’s solicitors with all enquires competed we move onto our next and final stage.
Step 9 – Exchange & Completion
The final hurdle! You would have discussed fixtures and fittings now too! Where you may agree with the byer to include certain items or agree a price on any items.
Both parties will enter into the exchange stage with contracts being signed via solicitors, and soon as this is done it’s a legal biding contract and neither party can withdraw and it’s all official.
A deposit will also be paid by the buyer’s solicitor to the seller’s solicitor to hold until the completion date.
Once the completion date is agreed that will be your final day to vacate if you already haven’t done so. On this day the buyer’s solicitor will transfer the remaining balance on the sale to your solicitor. Once this has been received and confirmed completion stage is concluded and we will release the keys, if you haven’t already dropped off all remaining sets then you will be required to do so.
The solicitors will also ask the agent to send over the invoice to pay, which will be taken from the completion money, they may also take their own fee off the payment too. The final balance will then be transferred to you and that is it you have successfully sold your property.
Congratulations! On selling your property and you are now ready for your new quest, you probably have gained a lot of knowledge with the process if this was your first time.
