We therefore have procedures in place to achieve a personal and high level of service that our Landlord would be satisfied with.

Our tenants for you will be looking for more than just a place to rent, we try and find the right tenants that can call your property their home.
Step 1 – The Rental Price You Will Achieve
You will firstly need to know exactly what your home will achieve on the rental market so we would recommend you book in a valuation with our team, either by completing your details by clicking here, visiting our contact us page, or even just giving us a quick call.
We will then arrange a suitable time with you to come visit your home and discuss the value of your home, fee’s and timescales.
Anything you feel adds value or the things you love about your home please feel free to inform us.
Any special requirement such as viewings at certain days and times we are happy to accommodate.
Step 2 – Choosing Your Service
We offer three main services that suit your requirements it all depends on how much you would want us to be involved?
Let only
This service would suit you if you only wanted us to source and find the right tenants for you but you take on the management and day to day dealing with this service we mainly offer:
- Professional Photography and comprehensive marketing including all web portals and social media platforms in sourcing the right tenants.
- Erecting Marketing board with your permission
- Arranging and accompanying all viewings with prospective tenants
- Providing you with feedback on all viewings
- Negotiating, rental mount, move in dates and contract terms.
- Vetting your tenants with all right to rent checks carried out and referencing guarantors if required.
- Taking in all payments including holding deposit, first month’s rent and balance remaining on deposit.
- Drafting and preparing of the tenancy agreement.
- Arranging check in if you require this service
- Arranging gas safety and electric cert if you require
Rent Collection
This service is for Landlords who would like to take on the Let Only service but would like the rent to be collected and handled by Excelet Property.
This service includes all the above points on the Let Only with the additional:
- We will monitor payment profiles during the tenancy and set up a standing order with the tenants to collect all rents on a monthly basis which will be transferred to your account once it has been received.
Full Management
Our most popular service which gives you a peace of mind in that your property is in good hands, we at Excelet manage expectations for Landlords with utmost professionalism and are available 7 days a week.
This service will include all the above-mentioned points in our Let Only and Rent Collections service with addition to:
- Arrangement of a detailed check in report including inventory and photography showing its current condition when the tenant first move in
- Arrangement for a detailed check out, again accompanied with photography on the same areas to determine any damages on exit.
- Registering the tenants deposit with a Deposit Protection Scheme.
- Liaising with the tenant, yourself and any third-party companies on any disputes that arise at the end of the tenancy.
- Arranging all maintenance issues with tenants, and contractors and attend property to inspect works on a larger scale, pictures and videos provided on request.
- To provide quotes on any works that need doing at the property, Excelet will only carry out works once sign off is received by the Landlord.
- Dedicated property manager that will take care of day to day running of the property.
- Secure key holding service on all properties
- To inspect the property minimum three times a year and report back to Landlord if anything needs attention.
- Inform and transfer all utilities into the tenant names and liaise with the companies for any details and meter readings required.
- We will arrange and provide all local authorities with information on a licence application.
- Prior to the contract ending we will liaise on the Landlords behalf in reviewing the rent and negotiating with the tenant.
- Ensuring all gardens and interior are maintained by the tenants.
- Discuss new renewal terms with the Landlord and revert back to the tenant, once agreed to re-draft all associated paperwork.
- On request we will provide an end of year break down report for tax purposes and liaise with accountants if required.
- Liaise and arrange any legal notices required to be served via a solicitor.
- Holding or re-directing any post for all Landlords
- Video calls to discuss any of the management details with the Landlord if abroad or unable to attend, we are happy to provide videos on request for any part of the property.
Please note if your property has additional features such as air conditioning, burglar alarm, garage or high-end items we will ensure they are being maintained and if service contracts are taken out appoints will be arranged on your behalf.
Step 3 – Preparing Your Home
Excelet Property will inform you of any improvements we feel your home will benefit from and happy to give advice if you have any concerns.
You should decide if you would like your property to be furnished or un-furnished, we would advise to be flexible as you are open to a larger range of prospective tenants and not just restricting it to a smaller group. We are happy to assist which ever option makes it easier for our clients.
It all benefits by keeping the property looking fresh and clean with less clutter and easier for all viewers to inspect thoroughly.
All safety and legal requirements need to be in place making it safer for the tenants and in line with the government guidelines. Excelet Property will discuss the requirements in details but generally will require:
- Gas safety check with a certificate (will be carried out annually)
- Electrical safety certificate with all electrical items tested
- Working and tested smoke alarms fitted
- Working and tested carbon monoxide alarms (excluding properties with no gas supply)
- Energy Performance Certificate
- Furniture to comply with the latest fire regulations
The above points are all essential and we are happy to assist and arrange on your behalf.
Step 4 – Marketing
First impressions do really count so we would ask you to have your home ready for photographs to be taken, once all is in place we will arrange for our professional photographer to attend, he will also arrange to carry out a floor plan which can be an important factor too as the prospective tenant can see the exact size of the rooms and property and determine if fits their needs.
Prospective tenants like to see the front appearance of the property, we would always advice to make sure it’s all neat and tidy, if you have grass keep it cut, any weeds that need to be removed please do so, driveways swept and items like dust bins etc all in order.
The photographer will access all areas so the same goes for your back garden it is very important to make it presentable.
Internally again areas that may have clutter or items that will not look great in the photos please arrange to remove them, if you feel some diy is needed to certain areas and you are able to get them done this would be beneficial. It’s important to try and get as much natural light as possible so all blinds or curtains try and open them all up.
If you need more time then please inform us and we can re-arrange the photographer at a suitable date and time.
Excelet Property will help you in trying to get maximum exposer when marketing your property, this will include:
- Professional good quality pictures, video walk through if you would like one, detailed write up of your home with location and surrounding useful benefits.
- Full colour floor plans and Energy Performance Certificate all placed online.
Advertise your property on all national portals such as Right Move, Zoopla and our own website www.exceletproperty.com. - Social media marketing using Instagram, Facebook etc
- E-brochure for prospective tenants with all details such as pictures, floor plan and EPC (Energy Performance Certificate).
- Email and call all prospective tenants currently registered on our database.
- To LET signboard for maximum exposure.
- For anything you feel you would like to add we can also accommodate.
Step 5 – Viewings & Accepting Offers
Once your property is live we will be at the stage in arranging viewings, Excelet Property will accompany all viewings, we will work around times if you are currently living at the property or has current tenants by liaising and providing sufficient notice.
We would request a set of keys so we can conduct viewings when you or anyone living at the property are out, but again if you prefer to be in on all viewings we can work with you.
For all viewings it is important to make your home presentable for the prospective tenants first impressions again are vital so access to all areas should be made available.
We always try and not to rush any viewings and enable all viewings to take notes on anything they would like to know or want improved.
Once viewings are conducted we would follow up with every viewing for feedback and discuss this with you. This is an important factor as you will know exactly the positives and negatives the viewers see, any improvements we feel that could help we would try and discuss this with you.
On all offers we will submit to you by vetting each tenant and the ones feel are suitable and respectable to your home we will discuss with you.
Offers we request in writing but if they would like to know any information or request any changes we will first receive approval before accepting any offers.
Step 6 – References & Moving In Preparation
Once the offer has been accepted we will ask for a holding deposit to be paid, with the holding deposit received and confirmed we will start comprehensive references via our independent referencing agency for each tenant all in line with the government guidelines.
If all is well with the checks and all tenants have passed Excelet Property will draft the Tenancy Agreement for the tenants to sign. At this stage if any outstanding property checks such as gas safety etc is remaining will be arranged, we will also instruct our independent inventory clerk with a date that has been agreed with yourself and tenant to carry out the process.
If the tenants fail the refence checks we will inform you and continue to view the property to source new tenants.
Before the tenants move in we recommend a professional clean which the inventory clerk will note down so the tenants can provide the property at the end of the tenancy in the same state.
With all the above in hand the final balance of the deposit and first month’s rent will be paid by the tenants.
Step 7 – Moving In
The tenants will attend and provide ID so we can check and match them with the application, we will supply them with all certificates to ensure the property is all up to regulations and all documents they require.
The deposit will also be protected with all relevant information provided to the tenants.
If we require further copies of the keys we will arrange this and provide a set each for the tenant and keep one for emergency cases with us.
If you have any manuals or guides for appliances and items left at the property we would advise to leave this in a pack in a safe place for the tenants to access.
We appreciate any helpful information from yourself we can provide to the tenants such as when the bins are collected.
Meter reading will be taken on the day and all utility companies will be provided with the tenant’s details if we manage the property, any final bills outstanding we can provide the companies with your forwarding address for you to settle.
Our independent inventory clerk will meet the tenants at the property and keys will be provided at this stage.
