What happens if the tenant damages the property?

If there is any damage caused by the tenant they will be liable to pay for this, at the start of the tenancy a check in report will be carried out by our independent clerk, we will compare this with the check-out report and determine whether the tenant has caused damage pictures taken before and after will clearly show any damage.

If the tenant continues to disagree this will be passed onto a third part arbitrator provided by The Deposit Protection Scheme we will provide all evidence and handle the case.

Will the agency apply for a property licence on my behalf?

We will arrange and provide all local authorities with information on a licence application.

In order to rent out my property what are the legal requirements?

You will need to ensure the below points:

  • Valid Gas safety certificate
  • Valid Electrical safety certificate with all electrical items tested
  • Working and tested smoke alarms fitted
  • Working and tested carbon monoxide alarms (exuding properties with no gas supply)
  • Energy Performance Certificate
  • Furniture to comply with the latest fire regulations

How will I receive my rent from the agency?

The monthly rent will be paid via bank transfer, you will receive a management statement with the break down just before the payment is made.

Will you transfer all utilities in the tenant’s name?

We will Inform and transfer all utilities into the tenant names and liaise with the companies for any details and meter reading required.

Will I require permission to rent out my property?

Simple answer is Yes, you will need to speak to your Mortgage lender before you can let out your property. There may be certain guideline your mortgage lender would like you to follow and change the type of mortgage you current have. Furthermore, if you have a property part owned by any housing association they may require you to obtain a sublet agreement.

Will I get charged commission?

No there is no commission percentage charged, we will agree a fixed rental amount with yourself and then rent out the property for a higher amount.

When will I receive my rent once the property is let?

Rental payments will always be made in arrears with our guaranteed rent service once the property is let you will receive your first payment 4 weeks after and then fixed on that date every month.

How long is the contract?

This is totally your preference we can offer you a minimum 12 months up to 5 years.

What if I can’t pay my rent?

It’s vital you inform the agency or Landlord straightaway you wouldn’t want to fall into any rental arrears and make things more difficult. By informing the Landlord or agency we can then work out options that suit all parties you may be able to claim financial help which we would be more than happy to help with. Please note the Landlord also has a responsibility to pay their mortgage so would need to make suitable arrangement.

What do I need to do if I want stay on if my tenancy is coming to an end?

If your property is managed by Excelet Property we will contact you and the Landlord eight weeks property to the contract expiring to see if both parties are happy to renew. If this is the case we would issue you with another Tenancy Agreement. If the property is managed by the Landlord its best to contact them eight weeks prior if you haven’t heard as they may have a change of circumstances sometimes landlord may need to move back in, sell or other plans.

Can the Landlord or agent enter the property anytime?

The Landlord or agent can only enter the property by giving prior notice to the tenant, there can be circumstances where an emergency might occur such as a serious maintenance issue and you may not be contactable at the time.

Can I make any changes to the property?

As long as you have permission from the Landlord or agent you can decorate or make any changes agreed, we will always advise tenants not to make any changes unless you have an agreement with the agent or Landlord.

How long will it take to return my deposit once I vacate?

It usually takes up to 10 working days to return your deposit if all is well and no damage has been reported. If there are any discrepancies and all parties cannot come to an agreement this process will take longer.

What if I accidently damage anything in the property?

If anything is damaged by the tenant it will be their responsibility to pay for the damage and costs, it is also very important for the tenants to maintain the property in good order this will help to minimise any damages.

Who is responsible for repairs?

Any repairs required during the tenancy is the responsibility of the Landlord so if anything needs attention or breaks down this will be down to the Landlord to repair, if the property is managed by the agency then they will liaise with the Landlord and arrange for the repairs to be carried out.

What length will my Tenancy Agreement be?

This will depend on the Landlord if they would like a long term Let or a short term Let, we usually try and offer all tenants a 12-month Tenancy Agreement with a six-month break clause if requested.

What happens to my deposit?

All agents and Landlords are required by law to register the deposit with an approved Tenancy Deposit Scheme, you will always receive details of where your deposit is being held.

Will I require a Guarantor?

You will require a guarantor if you did not pass the reference checks and the Landlord is happy to proceed on the basis you have a guarantor, if you are a student or have been self-employed less than 3 years you will require a guarantor.

Do I need an ID?

Yes, in order to pass the referencing, you are required to provide ID and even proof of residency as part of the process is to determine you have the rights to rent in the UK

What if I don’t pass the reference checks?

This totally depends on the reason you may have not passed if it’s down to being a student, self-employed with less than 3 years tax returns, or being a first-time renter with no rental history. We would at first discuss your situation with the Landlord and if they are happy to proceed you may be required to provide a guarantor and even 3 to 6 months’ rent in advance.

How does the referencing process work?

Referencing is an integral part of the process so we can determine if you are able to afford the monthly rent and have a good track record the type of checks involved will be:

  • Proof of ID with right to rent check
  • Current and possibly previous employment check
  • Previous rental history
  • Affordability

Once all checks have come back we can proceed with the tenancy and onto the next step.

How to pay a holding deposit and how much will it be?

Once you have found the right place you will be required to pay one weeks holding deposit to secure the property, way of payment will be via bank transfer.

I need a place to rent what do I do?

Firstly, before you start your search, we would always recommend you have your budget in place do not only consider the rental amount you will pay as there are other factors such as:

  • Utility bills on top of your rent if it’s not included
  • Broadband costs
  • Any satellite or cable T.V you might want set up
  • Monthly food shop
  • All other outgoings you currently have i.e. mobile, car insurance, contents insurance etc
  • Any travel costs
  • Always have extra savings in case of any unexpected costs

Once you have this in place it would also be best to know the location you prefer whether it’s close to work, transport, schools and local amenities.

With the above in hand the search would be so much easier and less time consuming in you finding the right home.

What if the tenant stops paying rent?

We always recommend our landlord in taking out a rent guarantee insurance, this gives a piece of mind and will cover 100% of the rent up to a certain amount, we will provide any information required.

As an agency we will do our outmost best in liaising with the tenant and any other information we had during the refences to try and recover any rent loss.

Yes, on request we will provide an end of year break down report for tax purposes and liaise with accountants if required.

Will my property be inspected during the tenancy?

Yes, we aim to inspect the property minimum three times a year and report back to Landlord if anything needs attention.

Can I visit my property anytime?

As long as the tenant is given sufficient notice according to the Tenancy Agreement you are able to visit the property.

How long will it take to rent my property?

This is always depending on the current market situation nobody can predict the exact timescale as the market can change at any time, but rentals are something that will always have prospective tenants looking.

On average it can take 2-4 weeks but as mentioned if there is a less demand in the market with tenants searching at the time it can take slightly longer. We will always do our best to find a suitable tenant as soon as possible.

Do we have to be present on all viewings?

We are very easy going when it comes to preference if you prefer to step out or stay around while we conduct all viewings we have no issue at all, and from experience it won’t affect renting out your home at all.

What happens with the tenant’s deposit?

All tenants deposit taken by Landlords or Letting Agents should be registered with an approved Tenancy Deposit Scheme.

If you choose our managed service we will take care of this for you and register the deposit on your behalf, on Let Only it will be the Landlords responsibility to register the deposit.

The deposit is then either held by the Landlord, Agent (in a separate account) or by the Deposit Scheme itself.

How do I know how much my rent my property will achieve?

Do I need permission to Let my property?

Do I have to pay capitals gains tax?

You will only pay capital gains tax if the home you are selling is not your principle home you live in.

When will a completion date be chosen?

This will happen when both parties (seller & buyer) have signed the contract and the funds have been released by the buyer’s lender, your solicitor and the buyer’s solicitor will then consult both parties and arrange a completion date that suits both parties.

Do I need an EPC (Energy Performance Certificate)?

Yes, in England almost all properties require an EPC (Energy Performance Certificate), this must be undertaken and displayed when marketing the property showing the EPC rating.

How long will it take to sell my house?

Nobody can predict the exact timescale as every sale is different, but certain aspects of the sale can speed things up such as, no chain, property is vacant, mortgage in principle arranged by the buyer, solicitors all in place and the property is freehold.

On average it can take 8-10 weeks but as mentioned if there are any complications then it can take 12 to 16 weeks if not more. We will always do our best to resolve any issues along the line and try and complete the sale in a smooth and efficient way.

Will you continue viewings once I have accepted the offer?

We like to keep both parties pleased therefore once we have received solicitors’ details and all relevant information we will not continue viewings.

We will of course continue to take potential buyers’ information for the house on a waiting list just in case. 

Do we have to be present on all viewings?

Will you provide us with information on the buyer’s position?

Yes, for sure we would always inform you if they are on a chain, first time buyers or even cash buyers, with this information you can plan ahead and have an indication of roughly how long it may take with communication between us along the way.

Will you accept offer without my consent?

This is a capital NO we would never make such a huge and personal decision without consulting our client.

Only once you are satisfied we would accept and proceed.

Will you ask for the fee upfront?

No not at all you will only pay on completion once the sale has all gone through. We wouldn’t want to charge you for a service we haven’t yet completed.
